Finding the Right Time To Sell Your Properties

As you think back over your life, you can probably remember all of the homes that you or your parents have lived in. If you’re like me, you might even remember the rooms— the places where you slept, ate, fought, played, and laughed. A home is a special place. It’s more than just four walls and a roof; a home, your home, is a reflection of where you are in your life. It’s a reflection of your lifestyle. This may be one reason why today nearly 70 percent of American families own a home and want to get sale by owner, more than at any other time in the nation’s history. What’s more, according to the most recent data from the National Association of REALTORs, on average these same families will sell their current home and buy a new one in the next two to six years. Imagine that: The entire country will be selling their homes and buying new ones in the next 24 to 72 months. Why so often? For first-time homeowners, a first home, like a first car, is a temporary stop on the way to bigger and better things. The cute cottage that was once cozy, even romantic with a blushing bride, can now seem cramped with two kids climbing the walls and a retriever doing laps down the hall. Then there’s the fact that as we become more successful, what we want in our home often grows with us, changing and adapting to our needs. A home office, a family room, a formal dining room, or a master bedroom suite— they’re all just stops on the road to living the American Dream. Likewise, as life “happens,” we may have a sudden need to downsize because of the loss of a job or a medical emergency, or a move may be necessary because of a job transfer, or because we need to cash in our chips because of a divorce.

There is a psychology to selling that many sellers experience but rarely take the time to analyze. It is the process of moving from being completely satisfied, happy, and content in their present home to being dissatisfied, unhappy, and downright miserable. It doesn’t happen overnight, but it does happen relatively quickly, as most of us will move on to our next casa before the warranty runs out on the new Honda parked in our driveway. So how does this process take place? Often it starts with a homeowner beginning to notice other, more desirable castles. This could be a friend’s condo that has an extra bathroom or a home theater room, or maybe it’s a ranchette that you notice on the way to work that has a covered porch and a picturesque view of a valley. For others, it might be as simple as picking up a real estate guide and flipping through the pages while daydreaming about how nice it would be to get out of the city. From there, it’s easy for homeowners to find themselves search.

Get Your Property Ready
1. Think clean and open spaces for your home as you stage. Don’t be afraid to let in the light and clear out the dust. 2. Take a tour of your home. Pretend that you’ve never seen the house before, and give it a critical look. Get picky. Make a list of things you’d like to improve. 3. Remove all personal items and photographs. Removing all possible barriers a buyer may have to making a connection with your home is a great way to increase the chances of a sale. Home buyers have an easier time envisioning themselves in your home if your personal items are removed. 4. Clear off all surfaces and keep only a few decorative accessories. For example, in your bathroom and kitchen areas, bring in some new towels and finish off the look with a vase of freshly cut flowers or candles. 5. Think of ways to clean, eliminate clutter, and modernize. “When in doubt,” one expert advises, “pack it out. You’ll be happy to have your home packed up when it sells faster than expected.” 6. Eliminate odors from smoking, pets, and cooking. In one study, 53 percent of buyers said that strong odors such as pet or cigarette smells had a bigger impact on their impression of a home than the overall tidiness and cleanliness. 7. Let the home buyers see all the rooms. 8. Clean your carpets and touch up the paint. 9. Clean your exteriors. Sweep and dust the front entrance. Put out a new doormat, and clear away cobwebs and dust. Landscaping should be cleared of dead brush and overgrown plants.

Now, nobody move. The home is clean and ready for showing! Sometimes it’s easy to feel like you need to move to a hotel after you’ve deep-cleaned your home because you don’t want to go through the pain and suffering of cleaning it again if it gets dirty. Not to worry; once your home has been deep cleaned, preparing for a showing should be a matter of a light touch-up. Buyers always seem to want to see your home at the wrong time. Like right before dinner or when you need to take your kids to day care. Sure, you could tell them to take a short walk off a tall building, but that won’t get your house sold. Instead, successful sellers use the 20/20 rule, meaning that with a little planning and a lot of hard work, they can have their home ready to show in 20 minutes using a simple 20-point checklist. How do they do it? First, they rally the troops. This is a team effort; everyone has to pitch in. To motivate younger players, you might offer them a small bribe in exchange for their help. Second, savvy sellers have already done the deep cleaning recommended earlier, so the home Put a shouldn’t need a complete overhaul. Finally, home-showing they have a system, so that they know exactly plan for your what needs to be done and who will be doing it when the alarm sounds. So are you ready to turn on the stopwatch? Let’s start!
